Usually, a roof in the Roy area will last between about 15-25 years. Different roofs wear In different ways and at different rates, so the time that you will need a full roof replacement will be determined by your individual roof. Some factors that may have in impact on the lifespan of your roof are:

  • Material quality
  • Condition of the roof deck
  • Climate (particularly extreme weather fluctuations)
  • Workmanship
  • Proximity to vegetation
  • Quality and frequency of maintenance
  • Ventilation
  • Age of home
  • Damage due to wind, debris, and hail
 
It is often difficult for homeowners to identify when their roof needs repair or replacement. Without knowing that there are problems, a homeowner obviously doesn’t know that a replacement or repair is needed. Usually, roofs are inaccessible for people, and so problems need to be large enough that they can be seen from a distance, usually meaning that significant damage has occurred. As an example, in order for a water leak to be noticed, the water must be seeping through layer after layer of your roof before entering you’re attic and dripping out through your ceiling. Not only is there water damage, there is also likely to be mold and rot that has set in as the water penetrated each layer.
 
Signs That a Full Replacement May Be the Best Option For Your Roof

Because it is difficult to assess the amount and severity of roof damage, you will likely need to schedule a free consultation with a roofing company. The company will send out an inspector who can diagnose the problem and recommend a solution. Although a consultation is needed to know for sure what the problem is, there are some signs that can alert you to problems that may require a replacement. These are:

  • Roof Leakage: If there is severe leakage, full replacement is likely needed. Sometimes, if the leaks are small and there’s only one or two of them, a repair may be enough to solve the problem.
  • Major Damage: Hurricanes don’t happen here (thank goodness!), but Utah does sometimes get hurricane strength winds. Roof damage is often caused by large objects falling on or being blown into a roof during a wind storm. Trees, trampolines, patio furniture, or anything that can be affected by the wind are hazards to your roof and home during a storm. Keeping your home a distance away from vegetation and ensuring that large objects are secured during storms can help prevent damage to your home.
  • Roof Aging: We don’t advocate for replacing perfectly good roofs just because they’re old. With that being said, the older your roof is, the more important it is to keep an eye on it. Look for problems like buckling, sagging, and spreading. If your roof has been well maintained and properly ventilated, it can last a long time, even if it is older. No matter what though, you’ll never regret keeping an eye on the health of your roof.
  • Visible Wear and Tear: Visible wear and tear may seem like just a cosmetic issue, but oftentimes, It can alert you to the fact that your roof is having some problems. If you notice your roof isn’t looking it’s best, it might be time for an inspection and potentially repair or replacement. Some signs of wear may include:
    • Granules coming off the shingles
    • Shingles that are cracked or curling at the edges
    • Black streaks or moss growth

A full replacement may not be necessary to fix your roof. Some issues may be solved with just a repair.   • Shingles that are curled, missing, or cracked
  • Your shingles look wet or discolored

  • Areas of your roof are uneven or sagging
